1- Parties:<\/strong> The \" Renter \" refers to any person who books the furnished holiday accommodation Le Moulin des Etrebi\u00e8res (\"the Accommodation\"). The \" Owner \" refers to SCI les Etrebi\u00e8res, owner and manager of the Accommodation.<\/span><\/p>\n

2- Purpose :<\/strong> The purpose of these general rental conditions is to govern the reservation of a stay in the Accommodation on the internet, by telephone, by mail or in person.<\/span><\/p>\n

3- Capacity :<\/strong> The number of people using the accommodation may not exceed the maximum accommodation capacity indicated in the description (i.e. 15 IN THE MAIN HOUSE and 4 IN THE ANNEXE). The Owner will not admit additional occupants, even temporarily. Babies sleeping in cots or cradles count as one person. The installation of tents or the parking of caravans on the site of the Accommodation is forbidden under penalty of cancellation of the booking contract to the detriment of the Tenant. <\/span><\/p>\n

4- Confirmation:<\/strong> After booking the Accommodation, the Tenant will receive a confirmation by email summarising the main characteristics of the reservation. The reservation becomes final upon payment of a deposit of 25% of the price of the stay. If the time between the reservation date and the start date of the stay is 30 days or less, the amount for the entire stay must be paid upon reservation.<\/span><\/p>\n

5- Balance :<\/strong> The balance of the price of the stay is due 30 days before the start of the stay. If the Tenant has not paid the balance on the date indicated, the stay is considered cancelled and the Accommodation can be offered for rental again. The deposit will not be refunded.<\/span><\/p>\n

6- Duration of stay:<\/strong> The reservation is concluded for a specific period indicated on the contract. The Tenant may under no circumstances claim any right to remain in the premises at the end of the stay.<\/span><\/p>\n

7- Non-transferability:<\/strong> Subletting is strictly prohibited, even free of charge, and will result in the immediate termination of the contract at the Tenant's expense.<\/span><\/p>\n

8- Pets :<\/strong> Pets may be admitted to the accommodation when the following conditions are met.<\/span><\/p>\n

- The Tenant must obtain the Owner's express agreement, specifying the number and type of animals;<\/span><\/p>\n

- additional charges (70 euros per pet per stay) and an additional security deposit (200 euros per pet) will apply;<\/span><\/p>\n

- compliance with the following rules:<\/span><\/p>\n

 - Pets are only allowed in the laundry room and living room of the large g\u00eete, but not in the bedrooms, bathrooms or staircases;<\/span><\/p>\n

 - the animal will stay on the ground and not climb on furniture, sofas, etc. ;<\/span><\/p>\n

 - under no circumstances may sheets, duvets, cushions or other equipment for the use of Tenants be used for the animal's accommodation;<\/span><\/p>\n

 - the pet will not be left alone in the accommodation. If the Tenant is going to be away for a short period, the pet may remain in the laundry room;<\/span><\/p>\n

 - animal droppings will be collected by the Tenant, wherever they may be on the property.<\/span><\/p>\n

Reminder of the law: the law of 9 July 1970 makes the presence of pets conditional on their not causing any damage to the accommodation.<\/span><\/p>\n

9- Cancellation :<\/strong> <\/span>* cancellation by the Tenant :<\/strong> The cancellation fees applied are as follows:<\/span><\/p>\n

The following cancellation charges apply:<\/span><\/p>\n

- cancellation before 3 months before the start of the holiday: a cancellation fee of 100 euros will be charged<\/span><\/p>\n

- Cancellation 3 months or less before the start of the holiday: the deposit will be retained by the Owner;<\/span><\/p>\n

- cancellation 1 month or less before the start of the stay: no refund will be made;<\/span><\/p>\n

- if the Tenant does not show up before 9 p.m. on the scheduled start day of the stay, this contract becomes void, no refund will be made and the Owner will have full use the Accommodation;<\/span><\/p>\n

- shortened stay: no refund will be made.<\/span><\/p>\n

* cancellation by the Owner :<\/strong> Any cancellation by the Owner before the start of the holiday shall be notified to the Tenant by registered letter with acknowledgement of receipt. The Tenant will be reimbursed immediately for any sums paid. These provisions do not apply when an amicable agreement is reached with the acceptance by the Tenant of a substitute holiday offered by the Owner. <\/span><\/p>\n

10- Security deposit :<\/strong> The Tenant shall pay a security deposit of \u20ac2,000 on arrival. This will be returned within a maximum of one week of the Tenant's departure, after deduction by the Owner of any amounts payable by the Tenant for the purpose of restoring the premises to their original state and for miscellaneous repairs. The amount of these deductions must be duly justified by the Owner. If the security deposit proves to be insufficient, the Tenant undertakes to top up the amount on the basis of supporting documents provided by the Landlord. Under no circumstances may the security deposit be considered as a contribution to the price of the holiday.<\/span><\/p>\n

11- Arrival :<\/strong> Unless otherwise agreed, the rental period begins at 5 p.m. The Tenant must arrive on the day and at the time specified in the booking contract. In the event of late or delayed arrival, the Tenant must inform the Owner. On arrival, the Owner will welcome the Tenant and show him\/her around the accommodation to explain how the equipment works, to make it easier for him\/her to settle in and get to know the region. The Owner will hand over the keys to the accommodation to the Tenant after signing the inventory of fixtures.<\/span><\/p>\n

12- Inventory:<\/strong> An inventory of the premises and equipment made available to the Tenant, as well as their state of cleanliness, is drawn up jointly and signed by the Tenant and the Owner on arrival at the Accommodation. It shall be the sole reference in the event of a dispute concerning the inventory of fixtures. The Tenant is responsible for cleaning the premises during the rental period and before departure. In the event of early departure preventing the inventory of fixtures from being drawn up on the day of the Tenant's departure, the security deposit will be returned by the Owner within 2 weeks.<\/span><\/p>\n

13- Use of the premises :<\/strong> for the duration of the stay, the Tenant shall enjoy the Accommodation in a peaceful manner and make good use of it. The Tenant undertakes to maintain the sanitary, electrical and heating installations in perfect condition. All installations are deemed to be in perfect working order, and the Tenant shall have 24 hours in which to notify the Owner of any anomaly observed. After this time, the rented property will be considered to be free of damage when the Tenant enters the property. Any repairs made necessary by negligence or misuse during the stay will be charged to the Tenant, both in the Accommodation and throughout the property.<\/span><\/p>\n

14- Supplies :<\/strong> Beds are made on arrival. The following are provided: household and bathroom linen, hygiene products (soap, shower gel) and cleaning products. The Tenant is responsible for cleaning the premises during the rental period.<\/span><\/p>\n

15- Departure :<\/strong> the rental ends at 10 a.m. and the Tenant returns the keys to the Owner. For the exit inventory, the Tenant must return the Accommodation in good condition, as they found it (furniture and equipment in their original place) and in a reasonable state of cleanliness (refrigerator emptied, dishes put away, trash cans emptied, sorted and placed in the exterior container, oven and barbecue cleaned, floors and sanitary facilities clean). In the event of excessive dirt, the additional cleaning hours necessary to restore the Accommodation to its original state will be deducted from the security deposit.<\/span><\/p>\n

16- Charges:<\/strong> Water, gas and electricity consumption (except for charges relating to the electric vehicle charging point) are included in the price of the stay, subject to normal use. At the end of the stay, the Tenant will pay the Owner for any charges not included in the price of the stay.<\/span><\/p>\n

17- Tourist tax :<\/strong> The tourist tax is a local tax payable by the Tenant together with the balance of the reservation. The Owner then transfers the amount to the local council.<\/span><\/p>\n

18- Responsibility of the Owner: <\/strong>The Owner cannot be held responsible for fortuitous events, cases of force majeure or the actions of any person not involved in the organisation and running of the holiday.<\/span><\/p>\n

19- Internet user charter :<\/strong> Browsing is done under the sole responsibility of the user. It is prohibited to consult Internet sites and pages with prohibited content such as pornography, pedophilia, racism, incitement to violence. Likewise, copying copyrighted works is prohibited. All Internet activity is recorded and can be checked if abuse is suspected.<\/span><\/p>\n

20- Legislation :<\/strong> wherever possible, claims will be settled amicably. However, failing this, the parties agree that these general rental conditions are governed by French law.<\/span><\/p>\n

21- Insurance :<\/strong> The Tenant is responsible for all damage occurring to the Accommodation as a result of their misuse. The Tenant must have a holiday\/travel insurance contract to cover these risks. An insurance certificate may be requested upon entry to the premises or, failing that, a sworn statement. <\/span><\/p>\n

22- Safety devices : <\/strong>The property is equipped with an alarm system designed to protect the premises <\/span>outside rental periods<\/u>. This system includes four motion detectors with photo recording. They are located at both entrances and in the corridor on level 0 of the main g\u00eete, as well as at the entrance to the annex. During the rental period, the alarm is deactivated. The tenant is informed that these devices are exclusively intended for the protection of the accommodation when it is unoccupied and in no way constitute a surveillance system for the occupants. By accepting this contract, the tenant acknowledges having been informed of the presence of this equipment and undertakes not to tamper with it. <\/span><\/p>\n

23- Protection of personal data :<\/strong> The Client is informed that the personal data communicated for the establishment of the contract may be processed to manage the reservation, respond to the Tenant's questions and requests, improve the services and personalise the Tenant's experience, send information relating to the reservation or Accommodation, inform the Tenant about special offers, promotions or upcoming events, if the Tenant has consented to receive such communications.<\/span><\/p>\n

In accordance with Regulation (EU) No. 2016\/679, known as the RGPD, each Customer has the right to access, rectify, object to, delete, port and limit the processing of information concerning him or her. These rights may be exercised by contacting the owner at <\/span>gaelle@moulindesetrebieres.com<\/span><\/p>\n

By requesting a reservation, the signatory acknowledges having read the general rental conditions and accepting their terms, and is responsible for ensuring that these conditions are respected by the other people taking part in the holiday.<\/em><\/p>\n<\/div>\n<\/div>\n<\/div>\n<\/div>\n<\/div>\n<\/div>\n<\/div>\n<\/div>\n<\/div>\n<\/section><\/div>\n
